PRC—The Problems

Most steel-reinforced concrete structures will end their useful days, an eventually, because the natural alkaline passivity of the cement reduces and the concrete ceases to protect the steel against corrosion.

The final stage of that process is for the steel to expand as it rusts and to burst the concrete apart, so allowing more moisture and oxygen to feed the corrosion process.

If additives such as calcium chloride are included in the mix corrosion will be quicker. The same effect will be created by de-icing salt, or by salt laden spray from seaside environments.

Clearly the life of any particular PRC element will depend on quality of concrete, Amount of concrete cover to reinforcement, Whether salts are present: Exposure, Robustness or fragility of basic form of construction: Whether rain screens or protective coatings protect reinforced concrete by excluding air/water, etc.

PRC—Reinstatement

 

The general solution is to replace the wall with a brick/block cavity construction.  Usually this can be accommodated on the existing foundations. As there is only one storey involved and the propping and screening is relatively simple this gives a very economic 50-year plus life. 

Many of the columns and panels are in very condition and could achieve a 30-year life extension simply by local repairs; corrosion inhibitors; and anti carbonation coating.  If required a lightweight envelope can be provided also.  However it is worth bearing in mind that, without an envelope, there is no cost penalty in implementing a 50-year life scheme at any time in the future.
